Every year, 44 million Americans buy fishing licenses and head for the great outdoors to land that big one or simply enjoy a day on the water. An enormously popular outdoor activity, nearly twice as many people fish as play golf! Anglers looking to fish near home will find numerous communities with beautiful lakes, ponds and rivers located within the property. Some communities border parks, marshlands and preserves which are perfect freshwater and saltwater fishing environments. For fishing enthusiasts who venture offshore in search of great saltwater game fish, many coastal communities offer deep–water ocean access docks. There is a strong connection with boat owners and fishing, with well over half of boaters using their vessels for fishing activities throughout the year.
Second home and vacation properties are very popular for fishing, and in fact, approximately 70 percent of all anglers live in urban areas with 30 percent residing in rural communities. You don’t need to live near the coast to find abundant fishing– statistics show that eight of ten American anglers cast into freshwater.
A number of private fishing communities provide residents access to stocked lakes and ponds on the property, just a short walk from their front doors. Other neighborhoods offer private fishing piers and docks extending onto rivers, marshes and bays. A current trend in communities with planned activities is guided fishing expeditions led by seasoned anglers who know where the fish are hiding.
With its focus on land preservation, fishing real estate actually enhances native fish, fowl and big game habitats. Market trend data indicates that properties featuring these flourishing environments outperform their neighbors in value appreciation. Additionally, many fishing based communities have preservation land which qualifies for conservation easements which may also yield substantial tax benefits to owners.
Of course, anglers help fund the management and protection of their aquatic resources through purchasing state fishing licenses. When license fees are combined with the money raised by the tax levied on fishing tackle, fishermen contribute over $1 billion to conservation in the United States annually. The average angler is between 42 and 46 years old and a full one third of all anglers are women. As a group, anglers also have larger annual incomes than the average income for U.S. citizens.
The Land Between The Lakes is the perfect backdrop for Western Shores, a private waterfront community on the shores of Kentucky Lake. With 1-3 acre homesites, real estate buyers choose from lake access or lakefront parcels containing a large mix of historic hardwoods. Residents enjoy an active lifestyle filled with watersports, hiking, biking and abundant local fishing. Just a short drive from Memphis or Nashville, the community is ideal for vacation, retirement or daily living. °
